Property Buying Process

Step 1: Viewing the properties 
Virtually everyone at some time during their research, needs to come over to Turkey. To have a look around to the various developments and properties, to decide which one would suit their needs and will. First of all we will show you this beautiful area. After you have seen the beauty of the medeterenean coast we will introduce you to ORKA. Then you will have an idea about who we are, what the benefits of the ‘Orka Concept’ is, what type of property you would like, how much you would like to spend, how many bedrooms, how many bathrooms and many other details.
When you decide on dates for viewing, we will provide you a transfer from and to the airport. We will accommodate you at one of our own 5 or 4 star Orka Hotels. Which is centrally positioned for viewing and only a couple of minutes from the beach. On your viewing, if you wish, you will also have the chance to meet existing owners and discuss their thoughts and experiences. 
Step 2: Reserving a Property
If you find ‘your property’ that you like and which meets all your needs, then you can reserve it for yourself. We can hold the property with the cooling off period of 14 days. When you decide to go ahead with us, we will draw up a contract. 
Step 3: Payment Options: 
Everyone has different circumstances with their financial commitments and at Orka Homes we will find a proper payment plan that suits both parties. You may be selling or re-mortgaging a property, waiting for a large payment to come through or have an idea of staged payments that would suit your circumstances. Let us know what your circumstances are and we will always do our best to reach a suitable payment structure to suit. If you like you will also have the option of taking a Turkish mortgage here in Turkey.
Paper Works:
After getting the contract signed Orka will handle all the necessary paperworks for you. 
Step 4: Final Step 
Once the property is ready or built and all payments are done, the property title deed will be signed over to you. Both the land and the property are now owned at this stage on a freehold basis by you (buyer). This is done at the local tax office in front of a government official. At this point the Turkish Property Tax (Stamp Duty) of 4% of the property purchase price must be paid. This is a government practice throughout Turkey. 
Congratulations as you now own your property in Turkey and it’s time for a house warming party.
